EPDM
EPDM is the system with the longest track record and the fewest surprises
EPDM has been on American commercial roofs for longer than any of the single-ply membranes that took market share from it, which means there is very little about the way it ages that is still an open question. On a simple roof with few penetrations it remains one of the most sensible things to put down.
The three ways it is installed
- Fully adhered
- Bonded across the whole area to the substrate. The best-looking and best-performing option in wind, and the one most often specified now.
- Mechanically attached
- Fastened along seam lines with the next sheet lapped over. Economical and quick, with the same zoning requirements at perimeters and corners as any other attached system.
- Ballasted
- Loose-laid and held down with stone or pavers. Rare in new work, common on older buildings, and worth knowing about because the ballast has to come off before anything else can be assessed.
What it is genuinely good at
- Simple shapes with few penetrations. Large panels mean few seams, and few seams means few places to fail.
- Repairability. A puncture in EPDM is a straightforward, permanent repair with a compatible patch, many years into its life.
- Weathering. It tolerates ultraviolet and ozone exposure well, which is what a roof does for a living.
- Hail and impact. A flexible rubber sheet over a cover board absorbs impact well — relevant here mainly as reassurance, since this market records far more damaging wind than hail.
Where a welded membrane details better

On an existing EPDM roof, the seams are the whole inspection. Field membrane that is thirty years old and still serviceable above seams that have opened is a very common finding, and seam repair is often the highest-value work on the building.

No. It lost market share to TPO because welded seams and reflectivity suit large modern roofs, not because it stopped working. On the right building it is still an excellent specification.
Can an old EPDM roof be recovered rather than torn off?
Sometimes, if the assembly under it is dry and the deck is sound. Core cuts answer that. Where the insulation is wet, no recover of any kind is worth doing.
How are leaks found on a rubber roof?
Systematically: seams first, then penetrations, then terminations, then the field. Where the water entry point is genuinely unclear, moisture scanning finds wet insulation and narrows it down rather than guessing.
Does the black membrane really make a difference to cooling?
A dark roof surface runs considerably hotter than a reflective one in summer sun, and some of that heat ends up in the building. How much it matters depends on the insulation under it and what the building does.
