On a warehouse roof, the perimeter is the whole risk

A warehouse roof is mostly uninterrupted field, which makes it the cheapest commercial roof per square foot to install and the most expensive to get wrong, because a failure at the perimeter can take a very large area with it.

What is specific about these roofs

  • Mechanically attached single-ply is the economic default, and it flutters in wind by design. That makes the fastening pattern, the perimeter detail and the edge metal the critical specification rather than a formality.
  • Uplift is zoned. Corners take the most, then perimeters, then the field. A roof fastened uniformly is under-fastened exactly where it matters.
  • Skylights and smoke vents are both a fall hazard and a leak source, and they are frequently the oldest components on the roof.
  • Deck type changes everything. Steel deck, concrete and wood all take fasteners differently and all behave differently when a leak has been running.
  • Interior protection during work. Racking, conveyors and stored goods below mean the scope includes what goes under the work area, not just what goes on top of the deck.

Recover or tear off on a large roof

On a big building the difference between recovering and tearing off is a large number either way, which is exactly why the decision deserves evidence. Core cuts at a sensible density, plus moisture scanning where the history suggests it, establish how much of the existing insulation is wet. Wet insulation does not dry and it corrodes a steel deck from the top down.

Ask for the core cut locations on a plan, with photographs. A recover recommendation supported by four cores on a very large roof is a recommendation supported by very little.

Keeping a warehouse roof alive

  • Drains and scuppers cleared before winter, every year.
  • Walkway pads from the roof access to every unit, before the traffic damage rather than after.
  • A rule that no trade goes on the roof without telling the facility team, because unflashed penetrations left by other contractors are a leading cause of leaks.
  • Perimeter and edge metal checked after any significant wind event — and this market records a great many of them.

Can the work be done while we are operating?

Usually yes, in sections, with protection below the work area and coordination around dock schedules. The parts that need genuine planning are tear-off over occupied space and any work over sensitive stock.

How disruptive is fastener installation to people underneath?

Noticeable. A mechanically attached system puts a fastener through the deck every few feet across the whole roof, and it is loud below. That is worth planning around rather than discovering.

What about insulation and energy code?

A re-roof is usually the moment when insulation levels get brought up, and on a large building the operating difference is real. What is required depends on the jurisdiction and the scope, and it belongs in the specification.
